Floor leveling and support

A floor that dips or bounces is usually telling you something about the supports under it.

Floor leveling adds and adjusts supports under floors that sag, slope or bounce. For Warner Robins and Houston County homes on crawl spaces, contractors install adjustable steel posts or new piers on footings, add beams under long spans, sister weak joists and shim or replace supports that have settled.

Signs your floor needs support

  • A dip in the middle of a room or along a hallway
  • Bouncy floors or rattling dishes when you walk
  • Doors that stick, swing on their own or won't latch
  • Gaps under baseboards
  • Drywall cracks above doors and windows

What causes sagging here?

  • Moisture-weakened joists, beams or sills
  • Piers or blocks that have settled into soft, wet soil
  • Supports spaced too far apart for the load
  • Framing cut for plumbing or ductwork
  • Wood damage from decay or insects

How floors are leveled

Most of the work happens inside the crawl space. New supports go in on proper footings, and the floor is raised gradually to limit cracking in walls and finishes. Damaged wood is reinforced or replaced. If the cause is moisture, the contractor will usually recommend a moisture barrier or encapsulation too.

When to call an engineer

Cracked foundation walls, piers that have shifted or signs of ground movement can call for an engineer's evaluation before repairs. The contractor can tell you if they see something that needs one.

What affects the cost?

  • Number of supports and length of beam
  • Amount of damaged wood
  • Crawl space height and access
  • Footing work
  • Permit or engineering needs

The contractor prices the job after an inspection. We don't publish prices.

Common questions

Can a sagging floor be leveled from underneath?

Usually. Most floor support work is done inside the crawl space, though damaged subfloor sometimes has to be replaced from above.

Will my floor be perfectly flat afterward?

It can usually be improved a lot. Older framing is raised gradually, and some unevenness may remain to avoid cracking finishes.

Does floor leveling need a permit in Houston County?

Structural work often does. Ask the contractor to confirm with the city or county office that covers your address.
